"I financed a 90 unit property in Ft. Worth called Sunset Heights where The Omni Group did the physical due diligence. The Lender had also ordered their own Property Condition Assessment (PCA), which was completed by a large national firm. When the draft of the PCA was completed, we were surprised to see that the Lender’s engineer was recommending that $130,000 be allocated towards replacing the roofs during the latter part of the loan term. This had a negative impact on our loan proceeds as the CapEx reserves were much higher than we had initially underwritten, and the Lender was requiring the Borrower to reserve $130,000 with them at close. We provided the Lender’s engineer with Omni Group’s assessment, who held firm in their conviction the roofs were replaced approximately 10 years ago.


Old Capital was ultimately able to track down documentation that proved the roofs were, in fact, replaced 10 years ago in 2009. Omni’s initial assessment was ON THE MONEY and they supported their client throughout the process. With Omni’s support, we were able to save hundreds of thousands of dollars in loan proceeds and avoid having to escrow $130,000 with the Lender at close for unnecessary repairs. Bryan Amos

Bryan has been in real estate investment since 2002; and up until 2009, he managed a total of $15M in renovations to single family properties. That same year, Bryan began a real estate consulting business that would later become Omni Assessments. The former is a full-service due diligence and physical needs assessment company that caters exclusively to the real estate investor in multifamily properties. He has evaluated over 300 multifamily properties and 50,000+ units, with a total value of over 2 billion dollars.


In 2015, Bryan founded Omni Construction which allows all construction management and full-service renovation to be under one company to better serve his multifamily clients.


Lastly, Bryan founded Omni Capital. Its purpose is to partner with investors in value-add multifamily properties in the Dallas-Fort Worth Metroplex.
